  1. Hi Ian, Your site is a fascinating read and super resource so thank you. I'm thinking of booking a zoom call and it says the cost can be used against the planning submission.. In general what is the cost of a planning submission please? I have a detached bungalow in a Cotswolds AoNB property on one side open fields surrounding. It has lapsed PP for a loft dormer extension. Detached garage at rear backs onto neighbours garden hedge. Future plan maybe replacement dwelling but would like to get planning permission secured for rear, side and front extensions effectively 'U' shape wrap around. This involves converting rear garage into rear extension attached to house. Front Side porch entrance extending length of house to meet rear extension and converting and extending front conservatory (has pp) to meet side extension plus resurrection of dormer loft pp. This is to secure the increased built area sqm for future replacement dwelling. My question is should I do a single planning request for all 4 extensions, rear, side, front dormer or split it up? Does any of it fall under PD? No article 4 applies but side extensions not allowed in aonb but precedent set on road. Finally if precedent has been set on the street for all the above, is it therefore more straightforward to achieve? Thank you in advance Saff
