  1. We have just had our Class Q application under the new rules turned down. The barn is approximately 30 meters from the road. In our planning application we included a driveway from the road to the barn with parking for two cars at the top of the site as well as the same next to the barn. We did this as we understood we need to show vehicular access to the property. The application has been turned down as the curtilage area exceeded the size of the footprint. We assume they have included the driveway as curtilage. Could we resubmit the application with a footpath to the building and it be acceptable? Any thoughts or experience of this using the new rules?
  2. I am about to embark on a class q application using the new rulings as would like to take advantage of the four metre extension. I see it says there must be access to the development, we have access to the site from the highway. There is hard standing in place already but the actual building is 30 metres away down a grassy slope. Would pedestrian access to the property be sufficient or does it need to be vehicular to comply to the new rules?
